Liffey Valley Shopping Centre is one of Dublin’s largest retail and leisure destinations, featuring over 80 stores, 20 restaurants, and a multi-screen cinema. Opened in 1998, it has undergone significant expansions. The centre offers a mix of fashion, lifestyle, dining, and entertainment options, with free parking and easy motorway access.

The Liffey Valley Shopping Centre had been under-capitalised since the 2008 GFC, with an inward-facing, uninviting layout and limited night-time appeal. Customer research showed Primark (Penneys) as the most sought-after tenant, driving a clear need to refresh facilities and reframe the centre’s identity. The Asset Manager’s approach combined immediate, visible, improvements to customer facilities (WCs and Food Court) with a strategic expansion plan and reconfiguration of underutilised space to signal ownership and investment.

Key outcomes included reorienting the cinema to an external plaza façade, reclaiming oversized foyer space for a new plaza entrance, and delivering six restaurants totaling ~30,000 sqft clustered around the cinema. This transformed the late-day/leisure experience and created a robust night-time economy. The footprint of the former cinema foyer was expanded into a 70,000 sqft Primark store across three levels, aligning with customer demand. The expansion opened in December 2016, with footfall rising approximately 10% in 2017, signaling a successful repositioning of the asset.
